My rental property is generating around $200/month in cashflow with 10k down. So my return / year is around $2.4k/$10k = 24%/year. I don't count this cashflow as part of my income in case something comes up and I need to use it for repairs. The rental property was fairly new so I haven't had any problems with maintenance etc. In fact, the tenants that I have are really cooperative and do most of the maintenance themselves. The rental business is definitely not for everyone. I've had my fair share of ups and downs. If you plan on doing the rental business aggressively, I would suggest that you get a property manager to take care of the details. I haven't gotten to that point yet. FrugalTrader Hi Peter,
