Thanks for your comment. My rental property is generating around $200/month in cashflow with 10k down.  So my return / year is around $2.4k/$10k = 24%/year.  I don&#039;t count this cashflow as part of my income in case something comes up and I need to use it for repairs.

The rental property was fairly new so I haven&#039;t had any problems with maintenance etc.  In fact, the tenants that I have are really cooperative and do most of the maintenance themselves.

The rental business is definitely not for everyone.  I&#039;ve had my fair share of ups and downs.  If you plan on doing the rental business aggressively, I would suggest that you get a property manager to take care of the details.  I haven&#039;t gotten to that point yet.
